Due Diligence

- Develop project goals and requirements with Owner
- Assist brokerage team in site selection
- Prepare preliminary budgets and schedules
- Provide technical expertise for lease or PSA negotiations

General Services

- Maintain a comprehensive project budget and cost controls throughout entire project
- Collect, review and process all project related invoices for streamlined financial controls
- Maintain the overall project plan and milestone schedule
- Overall project risk management
- Serve as liaison between Ownership team and entire project team for prompt resolution of all open items
- Quality assurance and quality controls
- Manage owner direct trades (technology, furniture, etc)

Design

- Identify and engage the team of design consultants for the project, including architects, structural engineers, MEP engineers, and specialty consultants
- Manage design process to ensure adherence to schedule and to Owner’s project goals
- Work with design team and expeditors to develop and execute permitting strategy
- Value Engineer design as required to maintain project budget

Pre-Construction

- Identify and engage the General Contractor for budgeting of design drawings at SD and DD milestones
- Lead constructibility reviews with design team and contractor
- Manage teams to ensure the project is on track per approved budget and schedule
- Identify challenges and de-risk project with proper material and equipment selection

Construction

- Manage the General Contractor’s activities to ensure compliance with budget and schedule
- Ensure design team maintains appropriate engagement and responsiveness to ensure efficient construction process
- Maintain field presence as required based on project complexity
- Review and negotiate all General Contractor’s change orders
- Represent Owner in weekly project meetings to protect owner’s interests
- Manage permit close out process

Move Management

- Identify and engage movers for office and non-office furnishings (ie heavy equipment or machinery)
- Coordinate with Owner stakeholders to ensure proper communication amongst team to ensure a successful move

Project Closeout

- Manage all close-out activities, including punch lists, equipment training, warrantees, user manuals, etc
- Financial reconciliation and close-out of all consultants and contractors
